Thanks for your email and acknowledging the completion of the LAST loan, I appreciate the successful transaction between me and DLP.
My feedback regarding my experience with DLP Alliance Servicing LLC was great, Communications was clear, updates on the transaction was on time. All my questions, emails were answered and explained to me well, in a good and fast timely fashion.
On a scale I will give DLP 4 rate, What could be done to get a 5 rating, 5 being highest rate would be to reduce the overall fees like the amount for the draws should be reduced and the overall points for a deal for customers that have successful completed several loans.
I do have additional projects in my pipeline, I absolutely will consider DLP for financing my next project. Yes I would refer DLP to MY friends and family for financing.
Lesley Brice, did deliver WOW performance and provided me with excellent and timely customer service, I appreciate her
Nicholas Bianchini at DLP is also great , he communicates very good and is on point on all transactions.
I will like and appreciate lower fees on a new deals tho, and then DLP is perfect in my book, smiles *.

As a broker, I can't stress how important it is to be able to send your clients to a firm that communicates with the utmost transparency and is able to deliver within a truncated time-frame. At CapSource, it is important to us that our client's loans are handled professionally and efficiently. Craig and his team at DLP stepped in when another lender couldn't perform with ample time and not only did they close the loan within 7 days during a shortened holiday week, they went above and beyond our expectations in every way. If you want to ensure your experienced, long-time client receives truly white-glove service, don't hesitate to give Craig and DLP a call.

I am sorry to write a negative review. We had a very bad experience with them and lost $12,000, and 4 months of valuable time and two deals. They were presented to be a quite successful, still growing and emerging, big entity. Talk good until they get the mandatory deposit to register with them and the introducing agent from Atlanta belonging to "Equinox Equity." After they grabbed our money and when it came to deliver the promised loan for our rehab business, there was no ending of layers of bureaucracy of the excuses, delays, and changed terms and conditions. I did better with other lenders which by its nature are quite expensive in the way of borrowing. Thankfully, we don't have to use such services for our business any more, but never, I want to say never, again. I tried to leave zero stars...but could not post that.

Stephanie Sfarra is the contact for helping Builders with their draw requests. Stephanie is awesome to work with. She is always available and quick to respond to questions or concerns. Her knowledge of the construction industry and her background are amazing. It is not required that she be able to walk on water for her role at DLP but it certainly helps!

Stephanie is one of the most fair reps i have met thus far. Ever since she took over my account the process has gone much smoother. If there has been any issues she takes care of them immediately. I keep my business with DLP because of people like Stephanie and Brion.

This company is became a predatory lender during covid. Signed a large loan January 2020. Big mistake. DLP never gave an inch on making payments, held distributions, I had to beg to get my draws, no waived fees, no waived or deferred anything. This was definitely a top down decision by Don. As you can see below, they started out good, but many of the people I started out with quit or moved on.

DLP has been fundamental in my securing funding for a project that started out as a flip and turned into a new build. The process has been smooth and everyone I have dealt with so far has been helpful, responsive and professional. I'd like to thank Stephanie Sfarra for walking me through the budget process to prep for loan, holding my hand whilst choosing certain subs and then ensuring my first draw payment went smoothly. She's the best! Thanks DLP and I look forward to my next project coming up soon!
