ILS is one of the best Hard Money and Private Lenders I have ever worked with. Their team (specifically Dakota, Natalie, and Stehanie, who I personally worked with to get a deal fast to the closing table) worked hard, efficiently and fast in order to get this deal done. I am truly pleased with the service this team provides and I know I can trust them to fund and close any type of investing deal regardless of time.

Bad, bad, bad! The entire process was...BAD. Every trick play in the scumbag hard money lender playbook was utilized. The original appraisal was low ($210K). I sold the property for $245K. Literally, every draw request was an ordeal. The first draw request was rejected because demo work doesn't count (I’m not kidding). At one point, they told me not to call. I don’t know if my experience was atypical. I can’t imagine that they treat all their customers this way. If I had to use them again, I just WOULDN’T invest.

I really like ILS. Their staff is really helpful and friendly. Can't beat doing deals anywhere in Texas. And they have a wrappable loan product. Not many lenders do this.

I have 5 DSCR loans with ILS in Ohio and have had good experiences with each. It seams though that they no longer loan in Ohio. Probably because of the IR skyrocketing. I hope they do again soon because I have investors looking for lenders and I don't know who to refer them to.
